Proposed Changes
This application will amend Comprehensive Zoning By-law 2006-50, as amended to establish the “Bolton Core Overlay Zone Area” within the Bolton Downtown Core, as shown below. The Zoning By-law Amendment contributes to the roll out of the Bolton Downtown Revitalization Plan, adopted by Council on March 31, 2021.
The zoning changes proposed for the “Bolton Core Overlay Zone” include:
- Broadening the range of permitted uses within the Core Commercial (“CC”) zone category
- Expansion of permitted uses within the Institutional (“I”) zone category applying to the former Old Fire Hall (now known as “Humber River Centre”), located at Ann Street & Sterne Street
- Specific use provisions for Accessory Outdoor Patios and Occasional Use
- Special parking provisions applicable to the Core Commercial (“CC”) zone category
- Removal of the Cash-in-Lieu of Parking provisions (Section 5.29)
The proposed Zoning By-law Amendment intends to conform to the Town of Caledon Official Plan. No development is proposed through this application. There are no changes contemplated for the residential zoned properties contained within the “Bolton Core Overlay Zone”.

Appeal Procedure |
If a person or public body does not make oral submissions at a public meeting, if one is held, or make written submission to the Clerk of the Town of Caledon in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body is not entitled to appeal the decision of the Council of the Town of Caledon to the Ontario Land Tribunal If a person or public body does not make oral submissions at a public meeting, if one is held, or make written submissions to the Clerk of the Town of Caledon before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party. |
