Notice of Application and Public Meeting Proposed Zoning By-law Amendments

Pursuant to the direction of the Mayor delivered at the regular meeting of Council on March 26, 2024, a Public Meeting will be held to consider twelve (12) proposed Zoning By-law Amendments that, in the opinion of the Mayor, would advance the provincial housing priority of building 1.5 million new residential units by December 2031, and Caledon’s Housing Pledge to meet the target of 13,000 new homes by 2031.

How to Participate:

  1. Attend In-Person: Members of the public may register to delegate in-person and speak to an item listed on the agenda or sit in the gallery to watch the meeting. 
  2. Submit a Written Comment Members of the public may submit a written comment regarding the proposed application(s) by completing the Participation Request Form, available at http://www.caledon.ca/speak-at-council
  3. Virtually Members of the public are welcome to participate via phone or WebEx Meeting upon request. Please note that there are deadlines by which the request to participate need to be made.

You can provide comments by:

  • Submitting written correspondence as soon as possible to agenda@caledon.ca and planning@caledon.ca for consideration during the Public Meeting. Please note that all other written comments are due no later than 12:00pm on Friday April 26, 2024 and will form part of the public record.

Location:

There are twelve (12) sites that are the subject of proposed Zoning By-law Amendments, illustrated on the map below and numbered A1 to A12 (the “Subject Lands”). The Subject Lands are either within the existing Town of Caledon settlement area or in the settlement area boundary expansion in the Council adopted Future Caledon Official Plan.

PROPOSED CHANGES:

The purpose of the proposed Zoning By-law Amendments is to rezone the Subject Lands into appropriate residential mixed use zone categories to facilitate the future development of residential lots, residential mixed-use buildings and commercial uses together with the protection of environmental policy areas. While each of the proposed Zoning By-law Amendments has its own specific range of zone categories, in general terms the purpose and intent of the amendments is to re-zone the Subject Lands from the existing uses, which includes Agricultural, Small Agricultural Holdings, Environmental Policy Area 2, Rural Residential, Institutional, Bolton Highway Commercial and General Commercial to appropriate zone categories to facilitate future development, including Mixed Density Residential, Environmental Policy Area 1, Urban Corridor, Neighbourhood Centre, Multiple Residential, and General Commercial.

If a person or public body would otherwise have an ability to appeal the decision of the Town of Caledon to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Caledon before the by-law is passed, the person or public body is not entitled to appeal the decision.

If a person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Caledon before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
