The Town of Caledon received applications to develop a Plan of Subdivision and Plan of Condominium and to amend the Zoning By-law.

Oral decision issued by the Ontario Municipal Board on July 27, 2015.

Description of property

The subject lands, known municipally as 13540 Caledon King Townline, comprise an area of approximately 5.68 hectares (14.04 acres).

  • Location: West Side of Caledon King Townline, North of King Street East at the Terminus of Crestridge Drive, Ward 6

Draft Plan of Subdivision

The residential Draft Plan of Subdivision proposes to create three blocks as follows:

  1. A common elements condominium of 126 townhouse dwellings, visitor parking, stormwater management facility and parkette with access to Caledon King Townline.
  2. Three single detached dwellings with access to Crestridge Drive.
  3. Environmental lands to be dedicated to the Toronto and Region Conservation Authority.

The Plan also proposes blocks for a park, landscaping, road widening and stormwater management, and the protection of the woodlot and hedgerow along the northern property line.

Zoning By-law Amendment Application

The proposed Zoning By-law Amendment starts the Draft Plan of Subdivision and Draft Plan of Condominium by rezoning the subject lands from:

  • Open Space (OS)
  • Environmental Policy Area 2 (EPA2)
  • Open Space Exception 269 - Environmental Policy Area (OS-469-E)

Zoning would change to residential, open space and environmental zones in Zoning By-law 2006-50, as amended.

The Ontario Municipal Board (OMB) issued an Oral Decision to approve the Draft Plan of Subdivision subject to draft conditions, draft approve the Draft Plan of Condominium subject to conditions, and defer the Zoning By-law to September 2016
